Director of Real Estate Development – Homestead Community Land Trust – Seattle, WA

ADDRESSING THE NEED FOR PERMANENTLY AFFORDABLE HOMEOWNERSHIP

Responding to the urgent need for increasing the number of permanently affordable homes in the Greater Seattle area, the Director of Real Estate Development will work collaboratively with partner agencies, funders, staff, and other stakeholders to scale Homestead’s development of permanently affordable homes in Seattle and King County. Homestead seeks an innovative real estate development professional capable of managing a range of project types from single-family acquisition rehab to infill units to multifamily developments with the ability to adapt development strategies to match changing market conditions.

DUTIES, RESPONSIBILITIES AND AUTHORITY

Permanently Affordable Home Development

Holds primary responsibility for feasibility, planning and implementation of development for-sale homes including:

Systematically develop and implement strategies to acquire land at below-market rates
Analyze potential site acquisition and financing opportunities including risk analyses
Prepare proposals or applications for funding, including down-payment assistance, development subsidy, grants, and debt-financing
Prepare and manage project budgets
Present at meetings of the Board of Delegates, partners and stakeholders
Identify in collaboration with senior leadership team potential partnership and opportunities to co-develop new projects
Negotiate, prepare and revise agreements with all individual and general contractors required by real estate projects
Interpret and explain contracts to internal audiences
Act as owner’s representative with contractors, architects and other development team members
Oversee the creation and maintenance of construction schedules and project budgets
Develop and maintain safety and quality standards and compliance
Secure all permits and licenses needed for development projects
Oversee the development of program compliance reports for city, state, county, federal and private funders and assure compliance with funder requirements

Asset Management and Stewardship

Works collaboratively with the Director of Stewardship to assure the quality of homes in Homestead’s portfolio.

Assist in the ongoing evaluation of the quality of homes in the Homestead portfolio and development of strategies to address liabilities or deficiencies
Identify contractor and volunteer resources to provide home repair and maintenance services to Homestead homeowners

ESSENTIAL QUALIFICATIONS

Bachelor’s degree required in real estate, finance, or related discipline
Minimum five years’ experience in residential real estate development including multi-family with non-profit real estate finance preferred
Understanding of legal and financial documents related to low-income funding and program operations
Demonstrated ability to source and apply for public funding, including sources for development, acquisition and home/energy improvements
Experience in managing development funds, closing and draw applications
Strong financial pro forma skills, including proficiency in Microsoft Excel
Ability to work within project teams and supervise work of contractors and consultants
Strong project management experience with attention to detail
Proven ability to develop and maintain cooperative relationships with individuals from diverse backgrounds, including board members, public sector staff and officials, representatives of other nonprofit organizations, vendors, and people from low-income households
Understanding of construction practices and building systems

Proficiency in Microsoft Office, project management software and aptitude for learning online database systems (experience with Salesforce CRM a plus)
Analytical ability to read raw financial data and tell the stories the data represent
Ability to work independently and in a collaborative team environment across multiple programs and departments
Commitment to green-building and sustainable policies and practices
Commitment to and interest in social justice and the role of permanently affordable homeownership in addressing wealth disparity and displacement
Fluency in English language

Washington State real estate license desirable

SALARY AND BENEFITS

Full time, Exempt position

$70,000 to 75,000/year, health insurance, paid sick leave and vacation, professional development, ORCA card, 403b savings plan.
