Assistant Project Manager – Skid Row Housing Trust – Los Angeles, CA

GENERAL DESCRIPTION
Working under the direction of one to two Project Manager(s), the Assistant Project Manager works as part of a team and assists in a full range of development and related activities for a variety of housing development projects. The essential duties of this position include, but are not limited to, the following:

ESSENTIAL DUTIES AND RESPONSIBILITIES

Provide project management support to one to two Project Manager(s) and/or the Business Development Manager with regard to the specific projects in the development pipeline.
Manage the process for requesting funding from lenders in order to pay project invoices and repay predevelopment and construction sources with permanent funding sources.
Assist in the preparation of applications and proposals to various private and public funding agencies for acquisition, predevelopment, construction and permanent financing.
Assist in conducting due diligence on properties during the acquisition and predevelopment phases, working with various consultants to obtain necessary reports and studies.
Assist with obtaining clearances during the plan check process in order to obtain building permits.
Provide support with loan closings including working with attorneys, lenders, investors, and escrow and title companies in the coordination and delivery of due diligence, legal and financial documents.
Perform other duties as assigned by the Project Manager(s) and/or the Housing Development Director.

Qualifications

A Bachelor’s degree and two or more years’ experience in real estate, housing development, finance, planning or a related field.
General knowledge and understanding of real estate development concepts and principals and affordable housing finance.
Interest in permanent supportive housing and passion for finding solutions to ending homelessness.
Individual must be able to take initiative and think critically under pressure with the goal of finding creative solutions to complex and technical problems. Individual must be able to work well with employees and colleagues at all levels.
Ability to effectively engage and present to community representatives, including persons with diverse economic and educational backgrounds, in the real estate and community development process.
Well-organized, detail oriented, and excellent analytical skills; Excellent interpersonal, verbal and written communication skills.
Ability to read, analyze, and interpret financial reports and legal documents.
Proficient in Microsoft Office applications such as Outlook, Word, Excel and PowerPoint, and the ability to learn proper use of various software programs, as needed.
Strong analytical and problems solving skills; good client and public presentation skills; and excellent oral and written communication skills.
An entrepreneurial and creative approach to problem-solving in the field of real estate development; enthusiasm and team building spirit.
Flexible and adaptable to work plan changes and organizational changes.
Ability to prioritize a heavy workload and handle simultaneous tasks; Willing to perform simple and repetitive tasks as well as complex and variable tasks.
Proof of ability to work in the United States. Must have and maintain a valid California driver’s license and auto insurance at all times and have the availability of an insured vehicle to travel within the organization’s service area.
